Replaced the Hot Water Heater

How you know your old hot water heater is REALLY old: When it’s a Montgomery Ward brand! Heh, the only date I could find on it said something about ANSI standards of 1991. It’s a Montgomery Ward “Energy Saver 800″ SRM-33408. The sticker on it that estimates how much it costs annually to heat water says $162 / year.

On April 20th, we replaced that with a brand new GE Model SG40T12AVG ( http://products.geappliances.com/ApplProducts/Dispatcher?REQUEST=SpecPage&Sku=SG40T12AVG) from Home Depot. I chose it because of its 12 year warranty, plus the fact that it was highly rated by consumers. It cost me $588 (yikes!)

(I do subscribe to “Consumer Reports” magazine now. However, I’ve found another site to be more useful: Consumersearch.com incorporates Consumer Reports’ ratings, along with the ratings of other websites, such as Amazon.com, Epinions, CNET, and more. Another point is that Consumer Reports does NOT allow subscribers to search their content on their website. You have to pay an ADDITIONAL fee to do so.)

The installation took longer than expected, mostly because we’ve got some old galvanized fittings that had to be detached and, in some cases, replaced with copper.

What’s a bit troubling is that this new hot water heater’s energy consumption is almost TWICE what the old one was: $294 / year. (So, in 20 years, we still haven’t managed to make ALL gas hot water heaters more efficient?)

We’ll see, though. I’ve been tracking our monthly gas usage for years now. Of course, our gas bill includes not only water heating but home heating as well. Still, we’ll see if I see any “down tick” in usage.

Oh well, the old hot water heater had been leaking out of the top for weeks. I waited way too long to replace it(although nothing bad happened because of it).

Oh, what fun a bathroom remodel can be! Two unexpected hurdles

Well, it’s high time I posted an update about how our bathroom remodel is going. I’m sure if you asked my wife, she’d have expected it to be all over with about two weeks ago.

However, we encountered two unexpected surprises:

1) “Honey, what’s that dripping sound coming from the TV ?” — One Friday (was it two or three weeks ago?), Terry and I had been out all afternoon, shopping. Now, I had always said this bathroom remodel was MY project. I urged her to keep her nose out of it. This was in “fair retaliation” for the fact that she had been completely in-charge of our kitchen remodel a few years ago. But …

Joining the “353 Tax Abatement” Program

BACKGROUND:

The City of Independence has developed a “tool” for encouraging homeowners and landlords to fix up their property. This tool was successfully used to revitilize Harry Truman’s old neighborhood, which is just west of the “Square” in Independence.

Two years ago, this tool was modified a bit and then “opened up for applicants” to folks on the city’s west side who live NORTH of Truman Road.

This past January 1st, this same tool was made available to folks living south of Truman road, all the way to 23rd street, I believe.

The tool itself is called the “353 Tax Abatement Program”. Here is the city’s page of information on available tax abatement programs.

Finally revving up again for some home improvement!

Greetings All!

It’s been ages since I’ve posted… I know. Sorry about that, but we haven’t really DONE any home improvement in a while. Let’s face it, money has been tight in the past year!

Money is still tight tight.

But there are some things that just have to be done right now. And there seem to be a few opportunities on the horizon.

1) What little we HAVE done this year – I did have a plumber come out and do two smaller jobs for me: He installed shut-off valves on the water supplies for the sink, the toilet, and the tub in our second floor bathroom. As we get ready to hopefully remodel …
